Our Services include:

  1. Visiting you at your property, and providing a Rental Valuation and any other advice that you may require about letting your property. [this visit is free of charge].
  2. Advising you of compliance with the various Safety Regulations.
  3. Locating suitable tenants. Your property will be advertised on our website and , if required a ‘To Let’ board will be put on the property.
  4. Accompanying prospective tenants on viewings at the property.
  5. Preparing a suitable Tenancy Agreement and arranging signature by the tenant.
  6. Collecting a Deposit Bond which will be protected by The Deposit Protection Service.
  7. Preparing a Photographic Inventory of condition.
  8. Checking the tenant into the property.
  9. Supervising the transfer of all utilities and Council Tax accounts into the tenant’s name.
  10. Receiving rental payments monthly in advance, and paying you by BACS within 5 working days, together with a detailed statement from our computerised management system.
  11. Inspecting the property every four months, and reporting any problems to you. (Every 6 months after the first 2 years)
  12. Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
  13. Keeping in touch with the tenant on a routine basis, and arranging renewals of the Agreement as necessary.
  14. Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.
  15. Holding master keys to all properties.
