Guide for Tenants
Viewings
Viewings will be arranged at mutually agreed times, and you will be accompanied by a member of staff, who can give advice and answer any questions you may have.Reserving the property
We will require:- All tenants/Guarantors are required to provide a Tenant Passport
- Valid E-Mail Address
- Passport or Drivers Licence
- 3 Most recent bank statements
- 1 Utility Bill (showing name and current address)
- Employers Details
- Proof of income (if not working: income support letter etc)
- Employers reference
- Character reference
- Landlord reference
A Holding Fee (equivalent of 1 weeks rent) is also required to reserve a property whilst checks are being completed. Please note this is refundable, however refer to the tenant fees act 2019 for full clarification which can be found here
Rents
Rents are quoted calendar monthly and payable monthly in advance. All rents are payable by bank standing order to our company bank account. The tenant is also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.Deposit
A Tenancy Deposit (or bond) will be calculated to a maximum of 5 weeks equivalent rent and is required prior to occupation. All Deposit Bonds will be secured in the Government approved Tenancy Deposit Scheme and will be returned at the end of the tenancy subject to a final property inspection.Please note: that under no circumstances can the Deposit be used by the tenant to cover the rent.
